Prepare the property before the delivery vehicle arrives

Final delivery is easier and safer when the route, unloading area, foundation and equipment have all been confirmed in advance. A large modular unit cannot be treated like a normal parcel delivery: the carrier needs adequate access and the receiving team needs a clear placement plan.

Check the access route

Review the complete route from the public road to the unloading location. Important items include road width, sharp turns, gates, bridges, overhead wires, trees, soft shoulders, slopes and the space available for the delivery vehicle to maneuver.

Temporary obstacles such as parked vehicles, trailers, stored materials and construction equipment should be removed before the scheduled arrival.

Confirm the unloading method

The equipment required depends on the model, carrier, final position and site. A crane, tilt-bed system, forklift or other lifting equipment may be required. The written quotation and delivery plan should state the expected scope so the correct equipment is available when needed.

If a crane is required, the crane company should evaluate setup space, ground conditions, lifting radius, overhead obstructions and the planned pick-and-place procedure.

The foundation must be ready

Support points, elevations, drainage and any required inspections should be completed before final placement. Last-minute foundation work can delay unloading or require the unit to be temporarily stored or repositioned.

Identify who will be on site

Before delivery day, confirm who represents the property owner and who is responsible for the carrier, lifting equipment, placement, anchoring and utility work. Everyone should be working from the same placement plan.

Confirm municipal and property requirements

Delivery does not replace the permit process. Before the home arrives, confirm that the installation location and intended use comply with the requirements identified by the municipality. Review City Regulations before committing to the final placement.

Coordinate delivery with the transportation status
